Any interest in real estate capable of generating income is typically valued by direct capitalization. Although capitalization rates can be estimated using various methods, the technique used will depend on the quantity and quality of the data available. Deriving capitalization rates from comparable sales is the preferred technique when sufficient sales data of similar comparable properties is available. The Direct Capitalization Method requires an appropriate estimate of net operating income which requires an appropriate estimate of operating expenses.
The presenters will focus on the estimate of expenses and deriving an appropriate capitalization rate using the Direct Capitalization methodology. Practical examples will be covered.

John Glen is a well known international lecturer who has specialized in valuation and property tax consulting relative to retail, office, shopping centres, hospitality properties, multi-residential, recreation and industrial facilities. He has worked in the Public Sector for Municipal and Provincial governments to assist in the development of and implement mass appraisal procedures for Ontario, Alberta, New Brunswick, Winnipeg and New York City. John has also worked as a private sector commercial appraiser specializing in real estate portfolio asset valuations for Private Real Estate Corporations, Insurance Companies, Pension Funds and REITs.
John Watling, M.I.M.A. MRICS, Valuation Manager—Office Buildings, Municipal Property Assessment Corporation (MPAC)
John currently has over 30 years of experience in the property assessment profession holding a variety of positions with the Municipal Property Assessment Corporation. He currently holds the title of Valuation Manager – Office Buildings with the Office of the Chief Assessor.
With responsibilities for establishing directive, developing guidelines, training, valuing and defending a portfolio of office properties throughout Ontario. He holds a diploma in Real Estate Appraisal and Assessment from St. Lawrence College as well as a certificate in Real Property Assessment from the University of British Columbia. He is an Accredited M.I.M.A. member of the Institute of Municipal Assessors and a Member of the Royal Institute of Chartered Surveyors.
